  • It is an exciting time to join Tenblock’s close-knit and entrepreneurial team as a Director, Development. In this newly created role, you will help lead the company into the next phase of development. This is a unique opportunity to lead several of Tenblock’s rezoned projects through design development, while contributing to establishing best practices and resources for this phase.

    This role is a technical practitioner’s dream – you will have an opportunity to work on several well-planned projects that the market is excited about, and you will be responsible for decisions that will be felt and experienced by the public and future residents.

    Specific responsibilities include, but are not limited, to the following:

    • Lead an internal team of colleagues to advance multiple rezoned projects through the design development phase. Manage, mentor, and share your knowledge and experience with junior staff in our growing team.

    • Identify and aggressively defend each project’s critical path, schedule, and budget.

    • Hire and lead consultant teams through the design development process. This includes establishing scopes, negotiating contracts, setting out schedules and milestones, and managing consultant teams to achieve them.

    • Ensure that buildings, common spaces, and individual apartments are buildable, attractive, liveable, efficient, sustainable, and optimized for the location and market segments they serve.

    • Identify and execute innovative and creative design solutions and delivery methods that add value and increase competitive positioning for long term assets.

    • Work collaboratively with product suppliers and manufacturers, construction professionals, and consultants to review and select building technologies and materials, incorporating them into plans, specifications, and budgets at the appropriate time.

    • Support Tenblock’s sustainability objectives by reviewing and incorporating green technologies as appropriate, and working with colleagues to achieve favourable financing, asset pricing, operational savings, tax credits, and marketing opportunities unlocked by sustainable building.

    • Work collaboratively with Planning colleagues and consultants to secure Notices of Approval Conditions, Site Plan Approvals, and other necessary approvals.

    • Work collaboratively with Construction colleagues and consultants to support construction cost estimating and detailed scheduling as part of the design development process, ensuring that each building adheres to overall budget and timing parameters.

    • Work collaboratively with Finance colleagues on overall approval of project controls and funding.

    • Collaborate with other Tenblock team members to share your knowledge and experience, contributing high value information to other phases such as acquisitions, planning, product and marketing, and construction.

    Year one accomplishments include:

    • Established credibility with the Senior Leadership Team and other members of the team.

    • Established a collaborative, communicative, and supportive management relationship with junior staff.

    • Failed at least once, and admitted when you did not know something, or made a mistake.

    • Established a rewarding and sustainable work-life balance.

    • Successfully moved at least two rezoned projects through the bulk of design development and are actively collaborating with Construction colleagues to prepare for project starts.

    • Built procedures, best practices, and work habits with your team, laying the foundations for successful future design development phases.

    • Gained an understanding, appreciation and commitment to the culture, values, and mission of Tenblock.

    Professional experience & qualifications:

    • At least 6-8 years of relevant real estate development experience.

    • Well-versed in all facets of the design development phase and have successfully led multiple high-rise residential projects in the Greater Toronto Area through the design development process.

    • Experience with purpose built rental apartment design development is an asset.

    • Possess strong project management and communication skills and the ability to effectively communicate with all levels to achieve project milestones.

    • Able to anticipate project delays, identify items with long lead times, and prioritize and allocate resources to mitigate risks and maintain forward momentum.

    • Calm under pressure and understand the patterns and rhythms of the design development process. You are comfortable hearing “no” and know when and how to escalate issues.

    • Have a demonstrated ability to weigh competing interests and information (or sometimes in the absence of good information) to make decisions that are beneficial for the overall project’s value and implementation.

    • Deeply experienced scoping, assembling, and leading a team of consulting experts through the design development process.

    • Genuinely interested in people and are motivated to create and maintain strong working relationships with colleagues, management, consultants, municipal staff, and other stakeholders.

    • Adept at researching, interpreting, and applying the provisions of site-specific zoning by-laws, municipal agreements, commercial contracts, and relevant laws and regulations.

    • Experience with pre-construction and construction is an asset, including building permits, contract documents, tender, bid evaluation, negotiation, award, issued for construction drawings, and mobilization.

    • Literacy in Microsoft Word, Excel, and Project Management applications as required.

    Education:

    • University Degree (Engineering or Architecture preferred).

    Compensation and total rewards:

    • Compensation will be commensurate with experience and include a competitive base salary, annual performance bonus, four weeks’ vacation, and comprehensive benefits.

    Recruitment process:

    Qualified candidates will undergo an extensive evaluation process that will include interviews with Lakeshore Human Capital Inc., and with key Company executives. Finalist candidates will be required to complete and present a case study. In addition, comprehensive references, background due diligence (criminal and education) will be undertaken with finalist candidates.
